Project Overview:
The development is situated on a 36,000 m² plot with dimensions of 100x360 meters. The project includes two levels of commercial and social spaces at the lower floors, with an additional level dedicated to terraces and communal areas. A fully connected underground parking facility optimizes space usage while ensuring convenience for residents and visitors.
The project comprises a total of 720 residential units, including:
480 units of 3+1 apartments
240 units of 2+1 apartments
The design focuses on maximizing residential comfort while integrating essential commercial and social functions within a cohesive architectural language.
Role:
I was responsible for the 3D modeling, visualization, and conceptual design of the project. Using Revit, I developed the digital model, created concept floor plans, and conducted site planning. Additionally, I performed BOQ (Bill of Quantities) and cost estimation to provide an initial financial framework for the project.
Project Goals and Achievements:
Integrated Mixed-Use Design: The project successfully combines residential, commercial, and social spaces, offering a dynamic and functional urban living experience.
Optimized Space Utilization: The master plan efficiently distributes 35,000 m² for commercial and social functions, 96,000 m² for residential units, and 32,000 m² for the building footprint.
Seamless Parking Solution: A fully connected underground parking system ensures smooth vehicular circulation and maximizes above-ground open spaces.
Efficient Site Planning: The elongated plot configuration (100x360 meters) was effectively utilized to create a harmonious spatial arrangement.
Visualization and Decision-Making Support: High-quality 3D models and conceptual floor plans facilitated clear communication with stakeholders and supported project feasibility assessments.
This project represents a refined approach to large-scale residential planning, blending urban convenience with modern architectural solutions in Erbil.
